Alexander Estates Annual HOA dinner/meeting was held January 16, 2020 at the Asian Pearl Bistro in Windsor at 5:30 p.m. President Cheri Van Ackern called the meeting to order at 6:43 p.m. Sec/Treas Denise Hazzard stated enough lots were represented with those attending and proxies gathered to meet a quorum. Cheri then welcomed everyone and asked attendees to introduce themselves and say how long they have lived in the neighborhood.

Sally Roth gave a brief history of Roth and Alexander Estates which was enjoyed by all.
Cheri addressed the first order of business as to the election to the board of both the president and vice-president office. Both positions ended this year and are for a two-year term. Cheri reported that current vice-president Ted Ranieri expressed that he was not interested in serving another term. Cheri and Denise formally thanked Ted for his four years of service on the board. His insight, comments and activity were greatly appreciated. Cheri opened nominations to the floor to fill the position of president of the board. Nick Zenzen nominated Cheri Van Ackern for another term and Kelly Hazzard seconded the nomination. All HOA members present and those represented by proxy voted in favor of electing Cheri to another two-year term. Cheri opened nominations for the position of vice-president. Denise Hazzard nominated Shelly Nunes and Mary Zenzen seconded the nomination. All HOA members present and those represented by proxy voted in favor of electing Shelly as vice-president.
Next order of business was the budget. The board approved budget was sent to homeowners more than thirty days in advance of the meeting. Cheri reviewed the new process for the budget, including the advance communication to homeowners and that unless voted down by the homeowners at the meeting, the budget would be approved. She opened the meeting for discussion and questions by homeowners. Charlie Mankus felt the budget estimate item for the landscape around the neighborhood sign for $6,500 was excessive. Kelly Hazzard brought up that it was approved last year for $4,500. How to reduce some of the costs were then discussed. Denise had spoken with Sarah Yeagle prior to the meeting and she volunteered her expertise in design to draw something up. Nick volunteered his time and services of tree trimming and concrete curbing. No motion was presented to veto the budget adopted by the board; however the board agreed to hold a meeting to discuss the landscaping and to entertain plans presented by the homeowners, and agreed that it would not approve any plans in excess of $4,500 without putting it to a vote of the homeowners.
Dues for 2020 will remain at $125.00 per lot and are to be remitted to Denise by March 31, 2020. Please make your check out to: Alexander Estates HOA
Denise will also collect and remit the $25.00 contributions to the Windsor Lion’s Club for holiday flag posting. Many homeowners were disappointed in how lax the Lion’s Club was in depositing their checks last year. Denise suggested to help avert that problem to pay in cash and she would give you a receipt. If neighbors would like the American flag displayed on their property on appropriate holidays throughout the year, please make a check out to the Windsor Lion’s Club or give cash to Denise. If you include the contribution with your HOA due payment and write checks, make sure you make one to the Windsor Lion’s Club ($25) and one for Alexander Estates HOA ($125). Thank you once again to Bill Yeagle, Ted Ranieri and their children for doing all the work to make such a spectacular and patriotic display on the appropriate holidays.
Cheri investigated before the meeting to see if there were any new laws that the board must comply with in 2020 and nothing will affect our HOA mainly because of the size of it.
Neighbors discussed the road sealing and repair done to the cracks this past year. Cheri reiterated that if we need more repair done in the future that calling the town of Windsor and getting on their list for repair is essential.
Mary Zenzen volunteered to host the next HOA social gathering this fall. It was discussed that the end of August might be the best time for all. The board will be in contact with Mary later in the year to plan the gathering and get invitations out.
Cheri provided maps and discussed the oil and gas well pads proposed in our area along with the construction and different phases of Harmony Ridge. She invited people to visit the town of Windsor’s website and click on Town Projects to explore maps of proposed and upcoming projects.
The floor was opened up for items for discussion. Being none, Rick motioned that the meeting be adjourned, Mary seconded the motion and all present along with those represented by proxy agreed and the meeting adjourned at 8:10 p.m.
